United Exchange Corporation Doubles Space in New Rialto Warehouse

Daum Commercial helps global consumer goods manufacturer double its presence in Southern California with new lease – United Exchange Corporation has pre-leased a newly constructed distribution warehouse in Rialto.

RIALTO, Ca – DAUM Commercial Real Estate Services has completed the 87-month lease of a 200,850 square-foot industrial distribution warehouse in Rialto, California, on behalf of the tenant, United Exchange Corporation, a global manufacturer of packaged health, personal care, beauty, pet, and other consumer goods.

United Exchange is relocating from an approximately 100,000 square-foot facility in Cerritos, California, and will maintain its Orange County presence with a corporate headquarters in Cypress, California.

“This was a prime opportunity for United Exchange to occupy a brand new facility in the Inland Empire,” says Gus Andros, an Executive Vice President in DAUM’s Inland Empire office, who completed the lease with colleague Rudy Lara, an Executive Vice President in DAUM’s South Bay office. “This property offers the benefits of state-of-the-art design and amenities, and by pre-leasing the warehouse, the tenant is able to implement its own internal improvements to the building as it is being completed.”

The property, which is part of a new development area with several major tenants including Amazon, Apple, LG Corporation, Target, Lifetime Brands, and Niagara Water, is in one of the most competitive distribution markets in the country, according to Andros.

“This warehouse is located in the Inland Empire West region, which boasts 314 million square feet of industrial space with just 3.2 percent vacancy,” explains DAUM’s Rudy Lara, who is part of the Lara Team. “When working in such a competitive environment, it’s essential to not only identify the best locations for our Clients, but also to demonstrate the viability of our Clients’ companies to local landlords in order to secure best-in-market space.”

Lara notes that this strategy enabled DAUM to secure a very competitive lease rate in this transaction.

The building, which features 32-foot minimum warehouse clearance, a 185-foot secured truck court, and 24 dock high loading doors, is located less than a half-mile from the I-210 with close proximity to both the 1-15 and I-10.

Together, Gus Andros and the Lara Team of DAUM completed more than one million square feet in industrial lease transactions in 2017, and the team has another one million square feet in the pipeline, Lara estimates.

The property is located at 1552 North Alder Avenue in Rialto, California.

The landlord, Panattoni Development Company, was represented in this transaction by David Nguyen and Michael Chavez of Lee & Associates, and Mark Zorn of Colliers International.
