Topson Downs Expands With 442,920 SF Warehouse in Chino

Topson Downs will utilize the newly constructed warehouse in Chino, California as a West Coast distribution center

CHINO, Calif., – DAUM Commercial Real Estate Services recently directed the 10-year lease of a newly-constructed 442,920 square-foot distribution warehouse in Chino, California on behalf the tenant, Los Angeles-based global apparel manufacturer Topson Downs.

Gus Andros, an Executive Vice President at DAUM’s Inland Empire office and Andrew Lara, a First Vice President at DAUM’s South Bay office, completed the lease for a total consideration of approximately $30 million.

“Located near the border of Los Angeles County, the Chino submarket has one of the tightest industrial vacancies in the Inland Empire, at just 1.4 percent,” explains Andros, citing a recent market report from DAUM Commercial. “Given that this asset was new construction in this supply-constrained region, with a state-of-the-art design well-suited to today’s distribution needs, competition was extremely high.”

The tenant was especially drawn to the location of the building, which offers close proximity to five freeways: I-15, SR 60, SR 91, SR 71, and SR 83.  Other features include the facility’s easy access to the Ports of Los Angeles and Long Beach, and well as its modern features, which met the tenant’s needs for a cross-docking distribution center, according to Andros.

“We were able to secure this building in the face of several competitive bids by demonstrating our client’s proven track record and strong presence in Southern California and internationally,” confirms Andros. “Founded in 1971, Topson Downs produces fashion apparel found in major retailers including Nordstrom, Saks Fifth Avenue, Forever 21, Walmart, Kohl’s, and Urban Outfitters, among many others.”

This Chino location also positions the tenant near a large pool of consumers as well as a strong labor force.

The property, which was completed in September, is a ground-up development by Watson Land Company, a developer, owner and manager of industrial properties across Southern California and the East Coast. The building is part of the Watson Industrial Park.

Features of the LEED-certified warehouse include 5,600 square feet of office space, 80 dock high and 2 ground-level ramp truck positions, 36-foot minimum clearance, 100-percent concrete truck courts, and an ESFR sprinkler system.

This transaction is part of a combined total of over one million square feet of lease transactions completed in the Inland Empire by Andros, Lara, and their colleague Rudy Lara in 2017 to date.

The building is located at 8986 Remington Avenue in Chino, California. Thomas Taylor, Steve Bellitti, Summer Coulter, and Josh Hayes of Colliers International represented Watson Land Company as the lessor in this transaction.
